MOUNT PLEASANT — A Charleston firm that’s been making moves buying up undervalued shopping centers andindustrial spaces around the area has added another property to its portfolio.

RCB Development, a real estate investment and development company, has acquired 476 Long Point Road for $9.3million, according to county records. The 85,401-square-foot industrial building continues the company’s expansion ofsmall-bay and flex industrial spaces in the region and its focus on value-add opportunities across multiple sectors.

The Long Point Road property encompasses 4.6 acres near Wando Welch Terminal and offers flexible configurationsbetween 6,000 and 85,401 in rentable square feet.

Under its ownership, RCB plans to upgrade the building’s facade, as well as address deferred-maintenance, add drive-indoors to tenant spaces, new landscaping, branding, wayfinding signage, and sealcoating and restriping to the parkingareas, the firm said in a news release.

Russell Canard, principal at RCB Development, said the property “checks many boxes we look for in a value-addacquisition,” especially given its proximity to the S.C. Ports Authority and Interstate 526, and that it’s an “underutilized”building servicing various users from the Mount Pleasant submarkets.

“We are excited about the opportunity to redevelop this asset and activate its potential, providing future Tenants withrelocation and growth options in a very tight Submarket,” Canard said in the statement.

RCB Development specializes in acquiring underperforming or undervalued commercial real estate assets, includingretail centers, flex-industrial parks, office buildings and mixed-use properties, and repositioning them through capitalimprovements, strategic re-tenanting, and hands-on asset management.

In January, the firm expanded its Charleston-region footprint with the $11.75 million purchase of a three-property flexindustrial portfolio in an off-market sale.

The properties, leased to 22 tenants, include: 29,000 square feet of rentable space at 457 Jessen Lane off Clements FerryRoad in Charleston near Daniel Island; 26,500 square feet at 237-241 Old Summerville Road in Summerville; and 12,000square feet at the nearby 757 Long Point Road in Mount Pleasant

In May 2025, RCB made another local purchase with the $15 million acquisition of shopping plazas on Johnnie DoddsBoulevard: the Anna Knapp Plaza and neighboring Fairmount Plaza, where Anthropologie plans to open a new areastore.
